		</div><p>RISMEDIA, May 13, 2010— RealtyTrac® (<a href="http://www.realtytrac.com/" target="_blank">www.realtytrac.com</a>),  a  leading online marketplace for foreclosure properties, has released its U.S. Foreclosure Market Report™ for April 2010, which shows that foreclosure filings — default notices, scheduled auctions and <a href="http://www.realtytrac.com/foreclosure/repo/repossessed-homes-advantages.html" target="_blank">bank repossessions</a> — were reported on 333,837 properties in April, a 9 percent decrease from the previous month and a 2  percent decrease from April 2009. One in every 387 U.S. housing units received a foreclosure filing during the month.<span id="more-46469"></span></p> <p>“There were two important milestones in the April numbers that show foreclosure activity has begun to plateau — but at a very high level that will not drop off in the near future,” said James J. Saccacio, chief executive officer of RealtyTrac. “April was the first month in the  history of our report with an annual decrease in U.S. foreclosure activity. Secondly, bank repossessions, or REOs, hit a record monthly high for the report even while default notices dropped substantially on a  monthly and annual basis. We expect a similar pattern to continue for most of this year, with the overall numbers staying at a high level and ripples of activity hitting the various stages of the foreclosure process as lenders systematically work through the backlog of distressed  properties.”</p> <p><strong>Foreclosure Activity by Type</strong><br />  During the month a total of 103,762 properties received <a href="http://www.realtytrac.com/foreclosure/preforeclosure/preforeclosures.html" target="_blank">default notices</a> (NOD, LIS), a decrease of 12 percent from the previous month and a decrease of 27 percent from April 2009 when default activity peaked at more than 142,000.</p> <p><a href="http://www.realtytrac.com/foreclosure/auction/how-to-buy-homes-at-auction.html" target="_blank">Foreclosure auctions</a> (NTS, NFS) were scheduled for the first time on a total of 137,643 properties during the month, a decrease of 13 percent from the previous month when auction activity peaked with more than 158,000 properties scheduled for auction for the first time. Auction activity was up 1 percent from April 2009.</p> <p>Bank repossessions (REOs) hit a record monthly high for the report in  April, with a total of 92,432 properties repossessed by lenders during the month, an increase of 1 percent from the previous month and an increase of 45 percent from April 2009. Bank repossessions were less than 1 percent above their previous peak of 92,182 in December 2009.</p>

Its because it is a common occurrence that makes being a real estate investor an even more profitable business than ever!&nbsp; How? Its simple. </span><br style="font-family: Arial">          <br style="font-family: Arial">        <span style="font-weight: bold; font-style: italic; font-family: Arial">REALTORS ARE LAZY!!!!</span><br style="font-family: Arial">          <br style="font-family: Arial">        <span style="font-family: Arial">Even more confused? Good!&nbsp; Let me explain.&nbsp; With the flood of REO&#8217;s on the market there are a number of very successful Realtors that are capitalizing on these listings. Most banks don&#8217;t want to deal with Agents who are doing much volume. They look for experience. Well that is a double edge sword for them. The reason being is an Agent that is dealing with hundreds of listings has a real problem in accurately evaluating the condition of each property. Even if they have a &quot;team&quot; of assistants and Agents, most of the time all they have them do is a <span style="font-style: italic">&quot;drive by&quot;</span> photo and run some comps to come up with the listing price.</span><br style="font-family: Arial">          <br style="font-family: Arial">        <span style="font-weight: bold; font-style: italic; font-family: Arial">Many of them never set foot in a property. Not only that, they NEVER WILL! </span><br style="font-family: Arial">          <br style="font-family: Arial">        <span style="font-family: Arial">So lets say 123 Main Street gets foreclosed on and when Mr &amp; Mrs. Owner moves out, after living there for 13 years with 3 dogs, 2 cats and a parrot, they only take personal items.&nbsp; They don&#8217;t care about the chipping pain on the walls, the brown carpet that used to be light tan, or the little bit of mold in the basement because the sump pump works &quot;most&quot; of the time.</span><br style="font-family: Arial">          <br style="font-family: Arial">        <span style="font-family: Arial">This is a GREAT property to be making an offer on!&nbsp; And this is a prime example of why we don&#8217;t like making completely blind offers. We put ourselves in a position of power in negotiations with knowledge!</span><br style="font-family: Arial">          <br style="font-family: Arial">        <span style="font-family: Arial">When the Realtor replies to your <span style="font-style: italic">&quot;ridiculously low&quot;</span> offer, your counter is already set.&nbsp; <span style="font-style: italic">&quot;Well Mr. Smarty Pants Realtor, were you aware that the property has a leaky roof, busted pipe in the bathroom and mold in the basement?&quot;</span>&nbsp;&nbsp; And you reinforce why your offer is where it is. You then at that point can also offer a slightly better counter if you choose.</span><br style="font-family: Arial">          <br style="font-family: Arial">        <span style="font-family: Arial">There is no perfect situation where every tactic will work. <span style="font-weight: bold">EVERY DEAL IS DIFFERENT!</span>&nbsp; As is every Agent. Hell, some don&#8217;t even call us back when we submit offers.</span><br style="font-family: Arial">          <br style="font-family: Arial">        <span style="font-family: Arial">The key in this game is knowledge and persistance.
