Helpful investing was formed in February 2003 to invest in cash flowing rental properties that require renovation. After building a portfolio with over a dozen rental properties, an opportunity presented itself with the failure of the mortgage market and influx of financially distressed properties. These distressed properties, specifically in the Greater Capitol Heights area, yielded low acquisition, moderate to high renovation, with substantial return on investment.

At this point it was necessary to alter our business model as we targeted properties that can be acquired at 60% or below of the current fair market value after repairs. The resale value of the properties after repair ranges from $200,000 to $300,000, the ideal price point for first and second time homebuyers in the Greater Capitol Heights area. While our main objective is to make a minimum of 15% profit based on the After Repair Fair Market Value on each deal, we are also aware of our responsibility to the communities we do business in, and our role in the betterment of these communities. Therefore, we always make every effort to provide products that are of good quality and will conform to the future vision of the targeted neighborhood.

Over the years our hard work, community outreach, and real estate education, has provided us the ability to offer foreclosure prevention, loan modification, real property tax appeals, construction management, property management and licensed realtor services.

We have just started renovations on our latest property in Capitol Heights, Maryland. After months of negotiations with bank we finally were able to lock this one down and go to settlement. The bank tried to play hard ball and accepted a contract AFTER they accepted our initial offer. Too bad for them the “investor” that submitted the other offer was in no position to actually close the deal. Lesson learned here is that hard work, persistence and follow-up will go a long way in this business. Also, closing on a deal you put under contract will take you even further. So keep checking back because we will be updating the site frequently with status reports, photos and videos of how we turn coal in into diamonds!

Bourbon & Bowties – a Charity Event for Shannon Dudley

The Quinntessential Gentleman (QG), Baltimore’s premiere barbershop and the non-profit, “Take Back the City” will host a fundraiser for Shannon Dudley, 25 of Baltimore. Shannon’s dream of becoming a barber ended abruptly on May 22nd, 2008 after being stabbed on his way home from barber school.

Shannon was attacked while transferring buses on his way home from barber school. According to police reports, several men approached him near Baltimore and Charles Street, surrounded him, taking his cell phone, umbrella and baseball cap. When he yelled at them, one of the suspects stabbed him, and the group ran. The knife pierced Dudley’s heart, leaving him in critical condition. Shannon’s heart stopped for 24 minutes on the operating table, and although he made it through, he now suffers from brain damage.
Shannon suffers from brain damage and is bound to a wheel chair, struggles with daily activities, and is cared for by his mother and grandmother.

“Bourbon and Bowties” will help support Shannon and his family in paying for life improvement and medical equipment.

“This is the least we can do to help Shannon and his family,” said Craig. “My employees and I share the same dreams that Shannon had as this attack happened just as he was completing barber school. He finally stepped out into the world ready to start his career, only to be cut down by these individuals.”

Helpful Investing is beginning its efforts to give back to those who sacrifice so much to allow us the freedoms we enjoy. After volunteering for Operation Homefront and meeting some of these brave men and women, we saw a great need to provide housing to the soldiers who are transitioning out of the hospital, but still need to be close to complete their rehabilitation. It is our goal to help provide that housing. We will be posting more information in the coming days about our plans and goals.

Dinner with Than Merrill!

We had a great opportunity to grab dinner after the Washington REIA with our Coach and Mentor Than Merrill. We are Fortune Builders Mastery Members so it was a great time relaxing, stuffing our faces and sharing Real Estate war stories.

Marcus and I have seen a lot in this game and come across many "Coaches" and "Guru’s" but we can honestly say that Than is the most down to earth straight shooter we have met. That is what attracted us to Fortune Builders and the Mastery Program and that is what will keep us member for life!

Why Aren’t REO’s Selling? And Why YOU Should Be Grateful You Know Some Slobs!

Has anyone been to a friends house and while you are there you area looking around thinking, "How could someone live in a mess like this?!" When you go to use the bathroom you don’t touch anything without having some tissue in your hand as a barrier and when you get in your car you break out the hand sanitizer.

Come on…. we all know them! Or maybe they are not really dirty, but they have more junk than your local storage facility… and no not just one unit… but all of them combined!

What’s the point of asking that? Its because it is a common occurrence that makes being a real estate investor an even more profitable business than ever! How? Its simple.

REALTORS ARE LAZY!!!!

Even more confused? Good! Let me explain. With the flood of REO’s on the market there are a number of very successful Realtors that are capitalizing on these listings. Most banks don’t want to deal with Agents who are doing much volume. They look for experience. Well that is a double edge sword for them. The reason being is an Agent that is dealing with hundreds of listings has a real problem in accurately evaluating the condition of each property. Even if they have a "team" of assistants and Agents, most of the time all they have them do is a "drive by" photo and run some comps to come up with the listing price.

Many of them never set foot in a property. Not only that, they NEVER WILL!

So lets say 123 Main Street gets foreclosed on and when Mr & Mrs. Owner moves out, after living there for 13 years with 3 dogs, 2 cats and a parrot, they only take personal items. They don’t care about the chipping pain on the walls, the brown carpet that used to be light tan, or the little bit of mold in the basement because the sump pump works "most" of the time.

This is a GREAT property to be making an offer on! And this is a prime example of why we don’t like making completely blind offers. We put ourselves in a position of power in negotiations with knowledge!

When the Realtor replies to your "ridiculously low" offer, your counter is already set. "Well Mr. Smarty Pants Realtor, were you aware that the property has a leaky roof, busted pipe in the bathroom and mold in the basement?" And you reinforce why your offer is where it is. You then at that point can also offer a slightly better counter if you choose.

There is no perfect situation where every tactic will work. EVERY DEAL IS DIFFERENT! As is every Agent. Hell, some don’t even call us back when we submit offers.

The key in this game is knowledge and persistance. And if you happen to know some real slobs, be thankful…. they could help make you rich!
